A BIM model reader that fits in your pocket

IFC (Industry Foundation Classes) is the open, vendor-neutral exchange format that lets a building model move between the tools an architect, engineer, and contractor each use. It is also, in practice, the file that lands in your inbox on site with no way to open it. Desktop BIM software is heavy, licensed, and tied to a workstation — which is rarely where the question about the model actually comes up.

IFC Viewer opens .ifc files natively on Apple devices. Tap a file and you get an immediate model overview: project details, entity counts, wall and door totals, property counts, and material summaries, all read straight from the file. No account, no upload, no waiting on a web converter to finish.

From there the model is navigable rather than just visible. The spatial structure tree follows the real hierarchy — sites, then buildings, then storeys, then every wall, slab, column, window, and space inside them. The entity browser groups elements by type, and the query builder filters across the whole model by type, property name, and value, so you can answer a specific question instead of scrolling.

The app is built for reviewing work, not just looking at it. Bill of quantities rolls up areas and volumes by element type with units pulled from the model. Model audit reports coverage gaps — unrooted objects, missing names, duplicate GUIDs, empty property sets, unassigned materials and classifications. Model compare puts two IFC files side by side and marks what was added, removed, and changed. IDS checks validate the model against an Information Delivery Specification. Everything runs on the device, so a confidential project model never leaves your hands.

Core capabilities

What IFC Viewer reads out of your model.

Every figure below is parsed from the IFC file itself — no re-authoring, no cloud processing, and no round trip through another format.

Spatial Structure Tree

Walk the full hierarchy — site, building, storey, element — and drill into every wall, slab, column, window, and space on a floor.

Entity Browser & Query Builder

Browse elements grouped by type, search any element by name, or filter the whole model by type, property name, and value.

Bill of Quantities

Area and volume rollups grouped by element type, with unit labels taken directly from the model data.

Model Audit & IDS Validation

Check rooted objects, property coverage, materials, classification, duplicate GUIDs, missing names, and empty property sets — then run IDS checks.

How it works

How to open an IFC file on iPhone, iPad, or Mac.

01

Open your .ifc file

Tap any IFC file from the Files app, an email attachment, a download, AirDrop, or a local folder. Parsing starts immediately on the device.

02

Review the model overview

Read project details, entity counts, wall and door totals, property counts, and material summaries before you go any deeper.

03

Navigate, search, and inspect in 3D

Walk the spatial tree, filter entities with the query builder, and rotate, zoom, and inspect the geometry in the interactive 3D scene.

04

Export JSON, CSV, or a report

Send the parsed model data out as structured JSON or a clean CSV spreadsheet, or generate a detailed model report to share with the team.

Supported input & output

IFC in, structured data out.

.ifc

Industry Foundation Classes building models — the open buildingSMART exchange format written by BIM authoring and coordination tools.

.json

Structured export of the parsed model: entities, properties, quantities, and hierarchy, ready for scripting or a data pipeline.

.csv

Flat spreadsheet export of entity and quantity data for takeoff, review, and reporting in any spreadsheet app.

What it does

Features built for reviewing BIM models on the move.

Instant Model Overview

Project details, entity counts, wall and door totals, property counts, and material summaries the moment the file opens.

Interactive 3D View

Visualise the building geometry in a live 3D scene — rotate, zoom, and inspect the model from every angle.

Property & Value Search

Find any element by name, or build a query that filters the entire model by entity type, property name, and property value.

Quantity Takeoff Rollups

Areas and volumes grouped by element type, with the unit labels the model itself declares — no manual conversion.

Model Health Audit

Surface duplicate GUIDs, missing names, empty property sets, unrooted objects, and gaps in material or classification coverage.

Side-by-Side Model Compare

Open two IFC files together and see exactly what was added, removed, and modified between the two revisions.

IDS Validation

Run Information Delivery Specification checks against the model to confirm it meets the data requirements it was issued under.

Structured Data Export

Export the parsed model as JSON or CSV, or generate a detailed model report you can hand to the rest of the project team.

100% On-Device & Private

Parsing, search, 3D rendering, auditing, comparison, and export all run locally on your iPhone, iPad, or Mac. No part of the model is uploaded anywhere.

No Account, No Licence Server

Open a model straight away without registering, signing in, or waiting on a floating licence — and without an internet connection.

Read-Only by Design

The app inspects and reports; it never rewrites your IFC file. The model you were sent stays exactly as it was issued.

Perfect for
  • Opening an IFC model sent as an email attachment while on site, with no BIM workstation nearby.
  • Checking wall, door, and space counts against a drawing set before a coordination meeting.
  • Running a quantity takeoff of areas and volumes by element type for an early cost review.
  • Auditing a delivered model for duplicate GUIDs, missing names, and empty property sets before accepting it.
  • Comparing two IFC revisions to see what the design team actually changed between issues.
  • Validating a model against an IDS to confirm it meets the information requirements of the contract.
  • Exporting entity and quantity data to CSV or JSON for reporting outside the BIM authoring tool.
Get started

Download it and open your first IFC model straight away. There is no account to create, and nothing about your files leaves the device.

FAQ

Frequently asked questions about IFC files.

What is an IFC file?

IFC (Industry Foundation Classes) is an open, vendor-neutral data format for building models, maintained by buildingSMART. It carries the geometry, the spatial hierarchy, and the properties and quantities of every element, so a model can move between different BIM tools without being locked to one vendor.

How do I open an IFC file on a Mac, iPhone, or iPad?

Open it directly with IFC Viewer. Tap the .ifc file from the Files app, a download, an email attachment, or AirDrop and the model is parsed on the device — no desktop BIM software and no web converter needed.

Do I need an internet connection?

No. The entire app runs offline. Parsing, search, 3D rendering, auditing, and export all happen on your device, which is why it works on a site with no signal.

Is it safe to open a confidential project model?

Yes. Nothing is uploaded. Online IFC viewers require you to send the model to a third-party server; IFC Viewer never transmits the file or any data extracted from it.

Can I see the building in 3D?

Yes. The 3D view renders the model geometry in an interactive scene you can rotate, zoom, and inspect from any angle, alongside the spatial tree and entity data.

Can I compare two versions of a model?

Yes. Model compare opens two IFC files side by side and reports the additions, removals, and modifications between them, so you can see what changed between revisions.

What is an IDS check?

IDS (Information Delivery Specification) is a buildingSMART standard for stating what data a model must contain. IFC Viewer can run those checks against your model and report where it falls short of the specification.

Can I export the data out of the model?

Yes. The parsed model can be exported as structured JSON or as a CSV spreadsheet, and the app can generate a detailed model report to share with your team.

Does it convert IFC to other CAD formats?

No. IFC Viewer is a reader and inspector. It exports the model's data as JSON, CSV, and a report — it does not write out drawing or geometry formats used by other CAD applications.

Which IFC files can it open?

It opens .ifc files — the standard text-encoded IFC exchange format produced by BIM authoring and coordination tools.

Open and review IFC models anywhere.

Walk the spatial tree, search entities, roll up quantities, audit model health, and inspect the geometry in 3D — on iPhone, iPad, and Mac, 100% offline.

IFC Viewer is an independent utility from Rush Tools. IFC and IDS are open standards published by buildingSMART International; this app is not affiliated with or endorsed by buildingSMART or by any BIM software vendor.
